Scheduled to open its first phase in 2026, RAK Central is set to become the emirate’s largest integrated “work-live-play” destination. Unveiled by master developer Marjan in January 2024, this flagship project supports RAK’s vision 2030: targeting economic diversification, community cohesion and sustainable growth.
A Mega Hub for Business, Living and Leisure
Eventually offering 3 million square feet of rental office space, Phase 1 will deliver 1 million square feet by the end of 2026. This will anchor Ras Al Khaimah’s position as the region’s major business district with a grade-a commercial core. The residential component of the district will provide more than 4,000 apartments, alongside 34 exclusive freehold plots that allow up to 45-floor towers. The design also includes three hotels accounting for over 1,000 keys, complimented by retail outlets, entertainment spaces and interconnected buildings with more than 1,000 parking spaces. Walking trails, parks and pedestrian zones will wrap around office and residential clusters, while the whole development is expected to meet LEED Gold standards, incorporating AI-enabled “smart” infrastructure.
Prime Location and Design
Strategically located on Sheikh Mohammed bin Salem Al Qasimi Street with panoramic views of Al Hamra Golf Club and the Arabian Gulf, RAK Central is envisioned as Ras Al Khaimah’s future “downtown”—a vibrant economic hub aligned with global business and lifestyle trends. Adding to its prestige, renowned architecture firm Gensler has been tasked with designing Marjan’s integrated headquarters, further elevating the district’s international appeal.
Economic and Strategic Impact
RAK Central highlights Ras Al Khaimah’s commitment to attracting foreign investment, diversifying its economy, and expanding housing and hospitality options in line with Vision 2030. Featuring an AI-enabled, LEED Gold–certified design, the district exemplifies a move toward innovative and sustainable urban development. Reflecting increasing regional investor confidence, Kuwait’s Major Developers have made a strategic land acquisition to develop a mixed-use complex spanning 265,000 square feet, with completion anticipated by late 2028.
Early Market Reception
Real-estate enthusiasts are already coining the destination as a promising residential enclave within the district. An online post describes it as “luxury meets comfort,” featuring studio apartments, rooftop pools, gym, cinema, landscaped parks, and a direct access toward the Wynn casino.
